It is also on each application that I'm requiring the renter to tell the landlord or agent whether the primary or co-tenant is the applicant. It also asks where the applicant will be residing during the tenancy. Applicant may only have one (1) copy of the Application to Rent. The Applicant is only allowed one (1) copy of his Application to Rent. The Applicant must fill this out on either page 1 & 2. The following questions must be checked: 1. Are you the Applicant's immediate next-of-kin? YES/No 2. If you are the Applicant's immediate next-of-kin, please make note of the following: (Name, Title, City or Town, Zip Code) 3. List all of your current or previous addresses 4. List all of your current or previous phone numbers 5. Give the names of any other immediate relatives that you are staying with at the time of  renting the property (if any). 6. Make sure to indicate on your application that you will provide a copy of your Driver's License or State Identification Card. I don't think that's going to be a problem, as the applicant is 18, and was only in California for a month before coming out to attend the REALTORS convention, so there would be no reason why this information is needed. Also, the applicant can sign his name under the section “Address”, but he can't put his address in on the “Where are you filing?” section. That would put an applicant at risk of being charged a fee to check out that page.

What I do is go into the search time of my MLS, go to details, and select active single-family residences. I specifically look for standard sales because many of you guys send me homes that are real estate owned short sales or auction homes. These types of homes are usually being sold by the bank, and there are often a lot of cash offers or investors buying them.
